The model pairs a larger investment in a company that owns real property, a "propco", with a smaller investment in a company that operates an affiliated business, an "opco".
On a standalone basis, the propco provides stable, lower-risk income through real-estate ownership, while the opco offers higher-risk, higher-reward exposure to business performance. When combined, however, the structure creates a unique multiplier effect due to a strong performance from the opco directly enhancing the value of the much larger propco asset.
